Sales exempted from the requirement for a HIP

The requirement to provide a HIP has now been suspended, but while it is existed the following were exempt:

  • Property first marketed before these dates and continuously marketed since then:
    4 bed: 1st August 2007
    3 bed: 10th September 2007
    all others: 14th December 2007

  • Property sold by private arrangement with no public advertising at all.
  • Property sold with sitting tenants in it.
  • Non residential property.
  • Property which has residential accommodation, but where its use as a whole is not primarily residential, e.g. a farm or a corner shop with living accommodation above.
  • Property which is restricted legally to being used for seasonal lets or as holiday accommodation.
  • Certain unsafe and derelict property
  • Portfolios of several dwellings being sold together where it is not intended to sell them separately.
