Buying - Between Exchange and Completion

We are on the final lap now, and you will need to:

  • Finalise/Confirm removal arrangements and time off work etc
  • Check with any estate agents that that the seller will hand in the keys to them on the day of completion.   If no agents are involved, then contact the seller to discuss how you will get the keys.   Solicitors will rarely have anything to do with keys.
  • If you are arranging the buildings insurance, then contact the insurer to start this going and arrange for them to let us have details of it.   It should be for at least the amount required by your lender and should show the interest of your lender on the policy.
  • Arrange to let us have any balance of funds that we need to complete.

We will be:

  • Carrying out final pre-completion searches.   These rarely show anything adverse, but if they do, will usually give you a valid reason for not completing.
  • Making sure that the funds will arrive from your mortgage lender.   We will normally arrange to have this come to us by the day before completion, so that there are no delays on completion day because we are still waiting for funds from your lender.
  • If the purchase is of a leasehold property where ground rent and service charge is payable, we will agree the amount payable by you to refund to the seller a proportion of any advance payments he has made.
